- Entity mapping: All companies, trusts and business names associated with the Respondent were identified via ASIC, ABN Lookup and court documents.
- Recurring party analysis: All payees and payers were identified and their total flows quantified across the period.
- Red flag analysis: Transactions were assessed against standard AML/forensic accounting indicators including structuring, round-number transfers, same-day cycling, and opaque descriptions.
- Cross-document reconciliation: Rental income from trust financial reports was reconciled against bank statement inflows from CS Real Estate / Remitter deposits.
- OSINT: Public records searches via ASIC, ABN Lookup, and Land Services SA were conducted to verify entity registrations and property title information.
- Balance sheet analysis: The sealed court balance sheet was analysed for internal inconsistencies, disputed values and missing items.

Opinion 3 β Sandy Creek Mortgage is Suspicious
The mortgage over 728 Barossa Valley Hwy, Sandy Creek to the Lampard family (Victoria) is highly suspicious. The mortgagees are private individuals with no disclosed lending business. Their ABNs were registered in MayβJune 2025, weeks before the September 2025 transaction. This pattern is consistent with a related-party mortgage arranged to create an artificial liability against the property, thereby reducing its apparent equity value in these proceedings.
Opinion 4 β Anthony Sabato is a Connected Party Requiring Investigation
Anthony Sabato's role as co-owner, "dividend" recipient (~$133,000), creditor ($70,000), and recipient of transferred property (131 May Terrace) places him as a central connected party. His relationship with the Respondent warrants full investigation, including production of any partnership, trust or shareholder agreements, and confirmation of whether the property transfer and cash payments are genuine arm's length transactions.
Opinion 5 β Commercial Bill Facility Inflates Statement Totals
The headline figures of $1.2Mβ$1.5M flowing through ANZ 7663 in 6-month periods are substantially attributable to commercial bill rollovers ($526,000 and $815,834) that are same-day in/out and net to zero. The real operational cash flow is approximately $185,000β$190,000 per 6-month period β a materially different figure relevant to assessing the Respondent's income and lifestyle.
Opinion 6 β Wingfield Valuation Discrepancy Requires Urgent Investigation
The Sandy Creek contract of sale references 19 Penley Ave, Wingfield as having been purchased for approximately $212,500. This property is declared in court proceedings at $800,000β$900,000. If the original purchase price is accurate, the property has either been dramatically overvalued to inflate the gross asset pool (while liabilities absorb the difference), or represents a massive undisclosed capital gain. Either scenario is material and requires independent title search verification, original contract production, and explanation from the Respondent.
Opinion 7 β Criminal Charges Undermine Credibility and Loan Applications
The Respondent faces at least 10 distinct criminal case numbers including major indictable firearms offences committed to the District Court. These charges were not disclosed on the February 2025 ANZ loan application for $1.34M in new facilities β a potential offence under the Criminal Law Consolidation Act 1935 (SA). The escalating pattern from utility theft (2021) to domestic violence (2023) to firearms and drug cultivation (2024) at properties where the child resided is directly relevant to both the financial and parenting proceedings.

Opinion 9 β Property Acquisitions During Proceedings Demonstrate Financial Capacity
The acquisition of Sandy Creek ($595,000) in September 2025 and the proposed purchase of Pennington ($550,000) β both during active family law proceedings β demonstrates significant financial capacity and access to credit. Combined with the $1.34M ANZ facility extension (February 2025), the Respondent has committed to approximately $2.5M in new property and lending while simultaneously claiming inability to meet disclosure obligations and afford court-ordered valuations.
Opinion 10 β Child Safety Concerns Are Substantiated
The combination of (a) drug cultivation and firearms offences at properties where the child resided, (b) two documented episodes of child suicidal ideation, (c) the Child Impact Report recommending psychiatric assessment, (d) third-party surveillance at the child's activities, and (e) 8 months of non-compliance with the CIR's psychiatric assessment recommendation, collectively substantiate the child safety concerns raised by the Applicant and the ICL. The Court's March 2026 restraining order (50m exclusion from school/activities) reflects the seriousness of these concerns.

Adam stated to SAPOL in his Facts of Charge that he had "only started locking the carport door 4 weeks ago" (DecemberβJanuary 2024). π§ Father's Psychiatric Assessment β Prof Ewer
Independent psychiatric evaluation of Adam Isaac Morelli conducted on 16 March 2026 by Professor Marty Ewer (Adelaide Wellbeing Practice). 29-page preliminary report prepared at the joint request of ALS (Ms Leonardos), Afortiori (Ms Larizza) and Comley Legal (Ms Comley, ICL).
He also presented as "largely unaware of Alessandro's needs as separate to his, acknowledging that he has often treated him more as a friend than his child, thus exposing him to various inappropriate adult-based activities, experiences and conversations."
The report records: Adam "stood up and while pacing forward 1-2 steps, forcefully hit his hand into his fist while emphatically stating in an elevated voice 'that's my fucking son, my son, he's coming to a house of love'. It took some time for him to de-escalate for the interview to be terminated."
Adam's account to Prof Ewer: "that is 100% incorrect" β directly contradicting the contemporaneous CCE record.

Given the weight of documented external material (CCE record of angry outburst, DCP notifications, SAPOL involvement, the child's own sworn disclosures, partner allegations, the sworn NoR inconsistency), the triggered branch of Prof Ewer's conditional is the more probable one: personality problems probably more significant.
On prognosis (Β§25.4): "If Mr Morelli's account is accepted, he has a favourable prognosis. If a number of the assertions made about him are accepted, his prognosis would be much less favourable."
Recommendations: 6β8 sessions CBT, continued Cipramil, a parenting program, and β on the allegations-accepted branch β additional psychotherapy to address the personality problems.
Adam's admissions on the record to Prof Ewer

Independent psychiatric evaluation of Gianna Elvira Villano conducted on 15 April 2026 by Professor Marty Ewer (Adelaide Wellbeing Practice). 45-page preliminary report prepared at the joint request of Comley Legal (Ms Annette Comley), Afortiori Barristers & Solicitors (Ms Marianna Larizza), and Adelaide Legal Solutions (Ms Elena Leonardos) β i.e. written instructions came from both parties' lawyers and the ICL.
"Ms Villano is probably not suffering from a personality disorder."
No current BPAD, no current MDD episode, no psychotic symptoms, no current depression, no suicidal ideation. Anxiety described but non-functionally-interfering. Gianna attributes her psychiatric problems to domestic violence.
- SAPAS score: 2 β below the threshold of 3 that identifies a DSM-IV Personality Disorder in 90% of people (Moran et al. 2003). Indicates "some dysfunctional personality traits" but NOT a personality disorder.

This directly aligns with Prof Ewer's own cited framework ("be child-focused," "avoid denigrating the other parent," "postpone meeting their own needs when it is more appropriate to meet the child's needs").

The Family Consultant summary: "Ms Villano conveyed no obvious ill-will or anger towards Mr Morelli." This directly refutes Adam's persistent allegation of parental alienation.

Letter from Adelaide Legal Solutions (Elena Leonardos, acting for Mr Morelli) to Afortiori Barristers & Solicitors (now acting for Ms Villano), responding to Afortiori's notice of potential contravention of Court Orders of Judge Parker dated 13 March 2026.
"Mr Morelli's partner lives on Seaview Road within 50 metres of Henley Square. Mr Morelli stays with his partner often and will be relocating to this address as is his right to do."
ALS also stated it is "not unusual for our client to walk his dog at Henley Beach" β areas the child attends. ALS then proposes the child modify his behaviour: suggesting Ms Villano "have a discussion with the child about avoidance of attending in the location where our client intends to reside."
Significance: Alessandro has repeatedly told the CCE, the Family Consultant and Prof Ewer that he fears his father, does not want any contact, and has threatened self-harm if forced to re-engage. Adam's stated intention to move within 50 m of the child's residential area β and to continue walking a dog in the same areas β is consistent with the concerns Ms Villano has raised since January 2025 about Mr Morelli "monitoring hers and Alessandro's movements or having third parties do so on his behalf."
This is being done the same day as the letter, via solicitor notification rather than agreement, despite:
- Alessandro's consistent, sworn position that he wants NO contact (face-to-face, phone, or written) with his father
- Alessandro has repeatedly refused phone contact, has hung up, and has described calls as "very triggering" (per his own psychologist)
- Family Report recommendation #83 that Alessandro "spend time and not contact with Mr Morelli subject to his wishes"
- The child's stated fear that re-engagement would cause him to "go to waste" (stealing, dropping out of school) and threats of self-harm
